Plans to build 101 homes in Partridge Green are to be considered by Horsham District Council for the second time.
The application from Croudace Homes Ltd, for land west of Bines Road, will be put to the planning committee on Tuesday (February 17).
It was originally rejected in August 2025 and an appeal launched by the applicant has been put on hold until the re-submission is decided.
The council has received 31 letters objecting to the plans, with concerns raised including over-development of the village, harm to the landscape, and safety risks due to the increase in traffic.
An objection from West Grinstead Parish Council called on the committee to refuse the application.
It added: “Partridge Green is a small rural village, isolated with little in the way of services. This planning application is premature and not currently sustainable.
“The village has recently lost all its surgeries and had its local bus service reduced. The local village shop is too small for its current population and there are no options for a new location.”
Referring to three approved applications for a total of 256 homes, the Parish Council added: “The premature additional 101 households would overwhelm the current village.”
If approved, the development will be made up of eight one-bedroom, 27 two-bedroom, 44 three-bedroom, 20 four-bedroom, and two five-bedroom homes. Some 45 per cent of them – 46 homes – will be classed as affordable.
