Plans to regenerate The Arcade in Bognor Regis have taken a major step forward after receiving unanimous backing from councillors.
Arun District Council has resolved to grant planning permission for the regeneration scheme, subject to final conditions, following a meeting of the council’s Planning Committee on 14 January 2026. The decision is being described as a significant milestone in the long-term rejuvenation of Bognor Regis town centre.
The approved proposals include a comprehensive refurbishment and extension of The Arcade’s upper floors, alongside the creation of up to 35 new apartments in the heart of the town centre. The council says the additional homes will help increase footfall, support local businesses, and contribute to a more active and thriving town centre.
Plans also allow for new and improved commercial space at ground-floor level, as well as the creation of external amenity areas. Together, these elements are intended to enhance the overall offer of The Arcade, improving the experience for both residents and visitors.
A key aspect of the regeneration is the emphasis on respecting and enhancing the building’s historic character. Original architectural features will be retained and restored wherever possible, ensuring the Arcade’s heritage is preserved while being sensitively adapted for modern use.
As part of the next steps, investigative work is scheduled for 30 January, involving the use of a temporary scaffold tower or cherry picker to allow a specialist contractor to inspect the clock above The Arcade. The inspection has been timed to minimise disruption to town centre events, and will determine whether repairs can be carried out on site or if the clock needs to be removed for off-site work. Any repairs will focus on safeguarding the historic value of the clock and wider site.
This investigative work is separate from the approved regeneration scheme. Ahead of full construction, a period of pre-construction activity will take place, including surveys and detailed planning. The project is being led by the council’s Regeneration Team, working closely with tenants and stakeholders to minimise disruption and provide regular updates as work progresses.
